When you buy a plot in Andhra Pradesh, the price on the sale agreement is only part of what you'll pay. Two statutory costs sit on top of it: stamp duty, charged on the transaction itself, and a separate registration fee, charged for recording the sale in government land records.

Both are calculated as a percentage of the property's value — either the sale price or the government-notified guideline value, whichever is higher. Rates can differ slightly by district and by whether the buyer is an individual or a joint owner, so it's worth confirming the current schedule with the Sub-Registrar's office or your developer before you budget.

A few things worth checking before you sign: that the guideline value used matches the correct survey number, that any applicable rebates (for example for women co-owners, where offered) have been factored in, and that the registration is scheduled promptly after the sale deed is finalised.
