How to look up a project's RERA registration online and confirm its details before committing to a purchase.
Every real estate project that meets the size threshold set by the Real Estate (Regulation and Development) Act is required to register with the state's RERA authority before it can be marketed or sold. That registration number is public — and checking it is one of the simplest ways to verify a project before you commit.
In Andhra Pradesh, you can look up a project on the AP RERA portal using the project name, promoter name, or registration number. The listing will show the registered layout plan, promised timelines, and the promoter's track record — useful cross-checks against whatever a sales team tells you in person.
If a project isn't listed, or the details on the ground don't match what's registered, that's a reason to ask more questions before proceeding — not a reason to walk away in itself, since not every open-plot layout meets the size threshold that triggers mandatory registration.
